A professional land surveyor recognizes ALTA/ACSM Land Title Surveys are very important to all parties involved. Any ALTA Survey completed by Advanced Civil Design will be complete, accurate and timely. We understand that a transaction may be waiting, and relys, on our completed ALTA Survey. We work full time on an individual ALTA Survey project until it is completed.
Our attention to details and quality service has been a benefit to our clients. We have also benefitted, because our clients have been satisfied and have returned. Because we specialize in Boundary Surveying services, we remain familiar with the legal principles of Land Surveying.
ALTA is an acronym for American Land Title Association. ACSM stands for American Congress on Surveying and Mapping. An ALTA Survey will be requested for title insurance purposes on a property transaction. The Title Company will specify what they want depicted on the ALTA Survey, depending on the type of title insurance requested. The completed ALTA Survey drawings will be examined by the officers of the Title Company requesting the ALTA survey. The Land Surveyor will certify the survey to the buyer of the property, the lender if applicable, and the title company providing the insurance. The title company will provide a Title Report for the property. The Land Surveyor will identify any easements or burdens on the property listed in that title report, or any discovered in the process of the ALTA Survey.
All ALTA Surveys will depict everything a detailed boundary survey requires, such as the dimensions, easements and adjacent parcels. However, the accuracy specifications for an ALTA / ASCM Land Title Survey are more strict. The Land Surveyor is required to show all major permanent structures on and near the boundary of the property, such as buildings, fences, driveways and utilities. The buildings will include measurements to the boundary line. The land surveyor will be required to show any encroachments relative to the boundary of the property being surveyed.
There are additional options for an ALTA Survey which can be requested. There is a list of ALTA Survey options titled "Table A - Optional Survey Responsibilities and Specifications". Some of these are easy to provide and normally requested; such as a vicinity map and flood zone designation. Others items can make the ALTA Survey more complicated and add to the cost of the survey. One example would be contours. Creating contours will require benchmark research and an elevation to be run to the site. Elevations will need to be identified sufficiently across the entire site to accurately depict the contours.
