We describe Boundary Surveys as Commercial Property Surveys and Residential Property Surveys which are not a part of a subdivision. The legal resolution of a boundary can be interesting. The more complicated they are, the more interesting they can become. When conducting a Boundary Survey, the land surveyors understanding the property's legal description and the past recorded documents are important factors in getting the boundary corners re-established correctly.   We will perform the research required to replace all boundary monuments accurately. WHAT YOU GET - As any Land Surveyor should we will search for previous surveys of your property and boundary surveys of adjacent properties. Any previous property survey will be used only for comparison. We will perform our own measurements of every survey monument required to resolve your property's boundary. We will search for any existing property monuments, such as rebar's or chiseled marks. Any property corner not found while performing your property survey will be replaced, using the legal principles of Land Surveying and Arizona Boundary Survey Minimum Standards. Any property corner found which is not accurate per the Arizona Boundary Survey Minimum Standards will be rejected and a new monument will be placed. A report will be written on the Results of Survey as to why the monument was rejected. Every Boundary Survey we perform will be recorded at the Maricopa County Recorder's Office as a Results of Survey. You will receive a copy of the Results of Survey depicting your Boundary Survey. If there is anything out of the ordinary found while performing your property survey, the Results of Survey drawing will include a written report describing the details of how your property boundary was resolved. It will be officially certified by an Arizona Registered Land Surveyor. You will be given the Maricopa County recording number of your Boundary Survey . With that number, you may obtain another copy of your boundary survey at any time. Of course, you will also get a diligent Land Surveyor that will investigate any problems found.

More About Boundary Surveys in Arizona

Although the principles to be followed by the professional land surveyor are the same no matter which state he is located, the state laws and types of surveys typically found can vary. The Arizona State Board of Technical Registration publishes the Arizona Boundary Survey Minimum Standards which describes several aspects of surveying. Some of the standards seet include minimum accuracy the Land Surveyor can accept, when a Land Surveyor is required to file a Results of Survey and the minimum information the Land Surveyor is to provide on the Results of Survey. Almost all of the land in Arizona is part of the sectionalized land system of the Bureau of Land Management. This is called the US Public Land Survey System. The land in these areas are divided into "Townships", which are roughly 6 miles by 6 miles. Each Township is divided into 36"Sections", which are roughly 1 mile by 1 mile. When the sections are divided, they are typically described as portions of the whole. For example, a property might be described as "The south half, of the south half, of the northwest quarter of Section 21". When the sections were originally surveyed, monuments were placed which divided them into quarters. In the process of resurveying property boundaries today, the land surveyor must survey all of the monuments of the quarter-section in order to accurately determine the boundary corners of the property inside of it.

In the metropolitan areas, many of the small portions of the sections have been monumented for years. The land surveyor must accept monuments which have been used as the smaller division points over the years. The existing monuments will override any minor errors in measurements. The intent of the laws for re-surveying a section of land is to have the land surveyor replace the monuments in the location they were set when they were first surveyed instead of re-measuring and re-dividing it every time it is surveyed. This eliminates complications which can be brought about by the errors in measurement. If ten boundaries have been established by existing monuments, it would cause more problems to change the location of those monuments simply because it measures differently today.

A smaller portion of the property boundaries are described by metes and bounds. These are properties described by direction and distance. The bearings and distances will be described around the entire boundary of the property starting from and to a specific point called the "Point of Beginning". This is the method of describing the boundaries of properties in the eastern-colonial states.

An interesting state for the professional land surveyor is Texas. The Texas land surveyor must understand the laws that established properties under Spanish rule, Mexican rule, Republic of Texas rule and United States rule. The laws that were in effect when the property was originally conveyed dictate how to re-survey the property.
