The requirements for the land surveyor and the client, to accomplish a Lot Split or, Minor Land Division, varies depending on the jurisdiction in which the property exists.   We can do complete Lot Splits with drawings and services as required by the municipality governing the location of the lot. About Minor Land Divisions in Arizona

The minor land divisions are intended to allow a person to freely divide property that does not fall into the category of a subdivision of property. The rules regulating the subdividing of land, 6 or more lots or parcels created, are much more strict.


The statutes in Arizona define the land division as divisions of 5 or fewer lots into parcels which are 10 acres in size or smaller. There will be zoning requirements which will need to be met to qualify for a Lot Split. These are usually based on the final parcel sizes relative to their location. The more rural locations tend to have larger minimum acceptable sizes lots can be divided into. The regulations will be less strict in county jurisdictions than those of the cities. For example, the minor land divisions are defined as "Minor Subdivisions" by the City of Scottsdale and may require utilities and/or street improvements to be designed, drafted, reviewed and installed prior to approval.


The professional land surveyor must research the requirements of the specific municipality governing the zoning because each one will have different regulations.
