If you need to verify or replace the corners for your commercial or residential lot, we can do a simple lot survey at a very reasonable rate. The experience at Advanced Civil Design as a commercial and residential surveyor here in Phoenix, and elsewhere in Arizona, includes monumenting thousands of subdivision lot corners.


WHAT YOU GET - As any Land Surveyor should, we will perform our own measurements of every survey monument required to resolve your property's boundary. We will search for previous surveys of your property and boundary surveys of adjacent properties. Any previous property survey will be used only for comparison. We will search for any existing property monuments, such as rebar's or chiseled marks. Any property corner found which is not accurate per the Arizona Boundary Survey Minimum Standards will be rejected and a new monument will be placed. A report will be written on the Results of Survey as to why the monument was rejected. Any property corner not found while performing your property survey will be replaced, using the legal principles of Land Surveying and Arizona Boundary Survey Minimum Standards. Every Boundary Survey we perform will be recorded at the Maricopa County Recorder's Office as a Results of Survey. You will receive a copy of the Results of Survey depicting your Boundary Survey. If there is anything out of the ordinary found while performing your property survey, the Results of Survey drawing will include a written report describing the details of how your property boundary was resolved. It will be officially certified by an Arizona Registered Land Surveyor. You will be given the Maricopa County recording number of your Boundary Survey . With that number, you may obtain another copy of your boundary survey at any time. Of course, you will also get a diligent Land Surveyor that will investigate any problems found.

While conducting a Lot Survey the Land Surveyor abides by the Arizona Boundary Survey Minimum Standards as established by the Arizona State Board of Technical Registration. The complete Minimum Standards for Land Surveyors is provided HERE. The principles of re-surveying a lot are fairly simple. If there is a lot corner missing, the professional land surveyor should use the next closest found corners on each side to re-establish the location. Some assume the monuments found in the street are used first, but that is not true. Utilizing the closest existing property corners is intended to have the missing corners replaced in the same location they were originally marked. It is more important to re-establish the original monument location than to see where todays measurements would place it relative to the centerline monuments.

Sometimes things do not go as planned and the land surveyor does not get the monuments set exactly as the plat shows them to be. In such a case it is better to live with the error in an isolated location than to create a domino of property problems across an established subdivision. The laws are established to create the simplest solution, which is to leave the error where it was created. Not paying attention to these laws can cause an existing fence which was once properly constructed on a lot to seemingly encroach a neighboring property.
